Commercial Real Estate Fractional Ownership Syndication Services Auction Platform


Welcome to realestateplays.comSM - the commercial real estate online auction platform designed to provide a convenient place where commercial real estate promoters can meet the investing public via a modified Dutch Auction syndication sales approach that is unique to realestateplays.comSM .  The platform will also offer purchasers with the opportunity to resell their units at a time of their choosing and for a price of their choosing - the market will decide if the price is fair.  The power of the platform is to provide access and liquidity (essentially similar to the public equities markets in many ways). 

You register and become part of the larger community.  As transactions complete their due diligence review process and are made available, the system provides an automatic email update.  If you are an investor who owns a fractional interest (or interests), you get a financial report and management discussion of the results of all operations.  Our platform automatically collects this information because the platform acts as the fiduciary for each and every syndication.

Don't want to hold your investment any longer?  Fine.  The market will decide the value of the investment.  You set the minimum sale price you are willing to accept and the market (all investors) will decide if what you are offering is worthy of their subscription.  If the auction listing doesn't garner a sale price equal to the minimum, you can decide to take it, cancel the auction and relist at some later date.  The fees will be affordable and the service will be worth its weight in gold.

  • Finance a project.  Undertake the development of a commercial real estate project and utilize realestateplays.comSM to syndicate the equity requirement.  The realestateplays.comSM engine is designed to provide project financing at the pre-construction level, construction level and post-construction/operations level.  We cover it all.   You complete all the required exhibits and the syndication is then listed for an initial 90-day syndication period.  If the syndication sells out then the developer (or sponsor as the case may be) must close and take the financing.  If the syndication sells out then the developer must decide whether or not the financing works for them.  If the developer declines to accept the financing, the investor funds are immediately released out of escrow to the investors and they walk away.

  • Check up on a project.  The realestateplays.comSM super syndication engine extends beyond the capital financing and provides investors with a level of reporting transparency that is superior to the requirements of Sarbanes-Oxley.  You get monthly reports and the entirety of the market has access to the operating reports at any time.  Our only requirement is that all users must be registered.
