Due Diligence Documentation "Exhibit A-6"

Schematic Phase Outline Construction Specifications

The following notes are provided pertaining to this exhibit:

  1. What: In addition to the Schematic Phase Design Documents, the architect must also generate a set of construction specifications in sufficient detail as to be acceptable to the Design/Builder for the purposes of preparing estimates and contractual documents.  

  2. When: generated once the Schematic Phase Design Documents are complete.  This means this service is provided during the pre-construction phase.

  3. Why: the goal is to provide enough information to maximize the accuracy of the Design/Builder's estimated total cost of construction.

  4. Where: pre-construction phase of the project.  These documents are requirements for Pre-Construction Phase Syndications and Construction Phase Syndications.

  5. How: electronic file format provided by the Design/Builder to the Owner.

  6. What's important: the construction specifications have to be sufficiently accurate and have sufficient depth of reporting to be acceptable to the Design/Builder for the purposes of costing out the proposed Project's construction budget.

  7. This exhibit is not required for syndications of existing properties that do not contemplate any new construction.
