Due Diligence Documentation "Exhibit A-7"

Project Elevation Drawings or Virtual Tour

The following notes are provided pertaining to this exhibit:

  1. What: this is commonly referred to in commercial real estate development finance as "eye candy".  The project elevation drawings (or a virtual building tour presentation) are for the purposes of providing a graphic presentation of the proposed construction.  

  2. When: the elevation drawings are part of the Schematic Phase Architectural Design Documents.

  3. Why: this is typically important to construction lenders (what are we building? - answer: look at the elevation drawing) and the developer's marketing department (a picture is worth a thousand words and in this case it is to be hoped to be worth a sell-out of the project).

  4. Where: at the pre-construction phase.

  5. How: electronic file format as part of the Schematic Phase Architectural Design Documents.

  6. What's important: the exhibits have acceptable "pizzazz" so as to showcase the proposed Project to its advantage.

  7. This exhibit is not required for syndications of existing properties that do not contemplate any new construction.
