Due Diligence Documentation "Exhibit A-8"

Project FF&E Package

The following notes are provided pertaining to this exhibit:

  1. What: the schedule of major furnishings, fixtures and equipment of the proposed Project.

  2. When: as soon as the Schematic Phase Outline Construction Specifications are completed together with the receipt of the FF&E budget from the Owner.

  3. Why: the cost of FF&E is a major line item.  Accordingly, accuracy regarding the costs of acquiring the listed items is important for budgeting and finance.

  4. Where: pre-construction phase prior to the syndication being approved for listing.

  5. How: Electronic file format with pictures, drawings and/or other catalogue elements that provide a reasonable facsimile of the items being acquired.

  6. What's important: the list be complete and the pricing be as accurate as possible.

  7. This exhibit is not required for syndications of existing properties that do not contemplate any new construction.
