Due Diligence Documentation "Exhibit E-1"
Site, Survey & Civil Engineering Firm
Profile
The following notes
are provided pertaining to this exhibit:
-
What: the
proposed Project can only be constructed once all the necessary planning,
design and engineering work required to commence construction have been
completed. The Site Plan, Surveys and Civil Engineering services are
provided by licensed professionals.
-
When: during
the pre-construction phase once the market feasibility study, pro forma
financial presentation and the Owner's Program have been prepared and
continuing through the construction phase.
-
Why: the
Developer is charged with exercising due diligence with respect to the
selection of the site planning, civil engineering, surveying and associated
planning services by selecting the best qualified professional services
companies the project can afford to retain for the provision of these
services.
-
Where: this
work is usually undertaken by professionals who are licensed to provide
services to the site location. This information is then used by the
Project Architect and the Design/Builder to quantify the total scope and
cost of all development and construction operations.
-
How: the
firm profiles provide information as to each firm's experience with projects
of essentially similar scope and cost.
-
What's important: selecting
consultants that have direct and definitive expertise in the type of project
being developed.
-
For projects that
do not envision any new construction activities, this exhibit is not
required.
