Environmental Engineering Firm Profile

The following notes are provided pertaining to this exhibit:

  1. What: every commercial real estate transaction is made subject to the findings of an Environmental Phase I Report that is prepared by a licensed environmental engineering firm.  Federal law requires that every site be free of environmental hazards.  The selection of the Project Environmental Engineer is critical to the success of the overall project because the Project Environmental Engineer is the only party that can make the required certifications.

  2. When: the Project Environmental Engineer is hired as soon as the Project Site is identified.

  3. Why: no project design work should be undertaken (though it quite often is) until the Project Site is certified for construction activities to proceed.

  4. Where: work is done onsite and offsite.  The resulting report is sometimes filed with other project documents at the offices of the county clerk.

  5. How: the Project Environmental Engineer is selected by the Developer in advance of retaining the Design/Builder due to the time constraints involved.  Each firm making a proposal must include a firm profile of licensed personnel and previous client services provided in the recent past.

  6. What's important: getting a good value by short-listing three (3) environmental engineering firms and competitive bidding the service contract.
