MEP Engineering Firm
Profile
The following notes
are provided pertaining to this exhibit:

What: all
mechanical (HVAC), electrical and plumbing system designs must be reviewed
and approved by a qualified MEP Engineer.

When: after
the completion of the Market Feasibility Study (see Exhibit F-3), the Pro
Forma Financial Presentation (see Exhibit F-5) and once the Project
Architect has provided an initial space plan design for the new project.

Why: building
codes in all U.S. localities require the mechanical, electrical and plumbing
contracting be undertaken based upon systems designs that have been reviewed
by a licensed MEP engineer.

Where: within
the local area and subject to local building codes.

How: the
Project MEP Engineering Consultant is typically hired and retained by the
Design/Builder through the services of MEP construction contractors who
utilize their own design/build approach to the design and construction of
the proposed project.

What's important: the
Design/Builder should only hire the Project MEP Engineering Consultant that
can demonstrate a track record of success with previous assignments and for
the most reasonable cost. The Project MEP Engineering Consultant
should also provide proof of insurance (errors and omissions policy) naming
the Owner as "also-insured".

For projects that
do not include any materially significant construction activities, this
document may be waived.
