Due Diligence Documentation "Exhibit E-9"

Structural Engineer's Report & Approvals

The following notes are provided pertaining to this exhibit:

  1. What: the Structural Engineer reviews the architectural designs to determine if the foundation and load-bearing structures can support the building without placing these structural systems at risk of failing.

  2. When: during the pre-construction phase once the market feasibility study (see Exhibit F-3), the pro forma financial presentation (see Exhibit F-5), site plan draft (see Exhibit E-5), conceptual architectural drawings and the property surveys (see Exhibit E-4) have been completed.

  3. Why: the Project Structural Engineer is the only provider legally capable of designing the project's foundation and structural supports.  Every to-be-built real estate project must (by law) have its architectural designs reviewed and stamped by the Structural Engineer of record.

  4. Where: the work is undertaken at the Structural Engineer's offices and copies of reports and recommendations are kept by the Design/Builder and Project Architect.

  5. How: as drawings pertaining to the project's foundation plan and vertical skeleton are created by the Project Architect, these are reviewed by the Structural Engineer under the authority of the Design/Builder..

  6. What's important: all load-bearing building systems must be designed with care to ensure the building doesn't fall down accidentally.

  7. For projects that do not entail any new construction that is materially significant, this exhibit is not required.
