Due Diligence Documentation "Exhibit O-1"

Project Property Manager Firm Profile

The following notes are provided pertaining to this exhibit:

  1. What: the management of operations will be undertaken pursuant to a services contract.

  2. When: the Property Manager is typically retained once the Market Feasibility Study (see Exhibit F-3), the Pro Forma Financial Presentation (see Exhibit F-5) and the Owner's Program (see Exhibit D-4) have been completed and adopted.

  3. Why: the Developer/Sponsor must demonstrate that all project operations will be managed by an independent entity that specializes in the operations, marketing, advertising and sales of projects of equal scope and complexity.  Prior to releasing the contract to any particular property management firm, the credentials of the firm must be examined.

  4. Where: work is both onsite and offsite.

  5. How: transmitted via electronic file from the Developer's offices and/or web server.

  6. What's important: the proposed Property Manager have no conflicts-of-interest and demonstrable experience in the management of all facets of operations, marketing and sales for previous projects that are, in scope and complexity, essentially similar to the proposed Project to be syndicates.
