Due Diligence Documentation "Exhibit P-4"

Utility "Will Serve" Letters

The following notes are provided pertaining to this exhibit:

  1. What: every commercial real estate project must have access to public utilities in order to function once construction is complete.

  2. When: prior to the commencement of the Syndication in the pre-construction phase.

  3. Why: in order for a project to proceed with construction it must have all utilities required for operations available to the Project Site.

  4. Where: the Developer collects these documents.

  5. How: letters are collected by the Developer and forwarded from all utility providers.

  6. What's important: the proposed Project Site must be serviced by all major utilities as the payment for offsite construction costs are subject to capitation in order to project the interests of the Syndicate.

  7. For existing facilities, proof of service (utility bills) is required.
